First, just to make sure you have a clear understaing about why the Real Estate Market is in the shape it's in at this point, let's take a look at this whole mess from the beginning of the problems up to the current day. As we discussed above and as it's been discussed over and over on CNN, FOX, MSNBC, ABC, CBS, NBC and in USA Today, The New York Times, The Chicago Tribune, The Miami Herald, The Atlanta Journal, The Los Angeles Times, all the way down to the Podunk Gazette and around your water cooler at work - the real estate market looks like a big, nasty, leaky septic tank.

It used to be really simple to make money as an investor. You'd just find a piece of property that you could acquire a bit below market price; maybe do a minimal amount of rehab to make it slightly more attractive; promptly find a buyer or tenant; then go to bank with a nice cash out check or regular monthly profit checks ... and then repeat that process ... FREQUENTLY! Even if it occasionally took a little bit longer than expected, so what? Since property values were always going up (and everyone assumed they always would), the next month, when you finally did finish the rehab and put someone in the house, you'd probably make even more, just by controlling the property.

Way back then (24 months or less ago), financing was NEVER much of a problem since people with good credit were always easy to get financed and the subprime lenders were equally anxious to finance anyone with a pulse - seemingly regardless of their past credit sins. Just to protect themselves (actually to put more sugar on the trap), they created the now-infamous "adjustable rate mortgage". It allowed a lender to charge an initially low interest rate designed to make the loan affordable (initially being the key word) for less qualified buyers.

The lenders were betting that property values would also keep rising and that personal income would continue to grow. That way, the less qualified buyers would become more able to afford interest rate increases over the life of the loan and if they ever had to repossess the property, it would be worth significantly more than the amount financed because of property value increases.

Then the rains came ... literally. The beginning of the real trouble started back in 2004 when three hurricanes hit Florida right in a row, doing billions of dollars in damage. Insurers, even the biggest ones, were stunned. All of a sudden, they had to actually pay off on all those years and years of premiums that they had been investing and re-investing and drawn huge dividends from and financed everything under the sun with - NO MORE!! Now, it was time to pay the piper.

It should have come as no great surprise to anyone that one of the first (almost immediate) things the insurance companies did was to look at their risks and start an immediate "stop loss" campaign. This meant that they simply pulled the plug on some of their loyal customers who'd been insured with them for years if they were in an area assumed to be in any type of potential peril. In the southeastern coastal states, tens of thousands of people received notices that their insurance was being cancelled - often by their trusted insurer to whom they had been paying premiums for 30+ years. So much for loyalty, huh?

Also, these same insurers now needed cash fast to keep themselves afloat and stay in business. Well ... the answer to that problem was even more devastatingly simple - they just raised the rates on anyone they actually decided to keep as a customer. In some cases, that meant doubling and tripling the rates, just to hold onto the same coverage.

What was the impact on the person paying that mortgage? Nasty! The monthly cash requirement skyrocketed up suddenly - in some cases by hundreds of dollars - much more than any normal wage increases would ever cover. Then, along came the second part of the storm. The individual states stepped in.

So that the states could insure civil services in the event of disasters, they did just what the insurers did, they raised the rates ... this time on property taxes. Again, sometimes these increases were hundreds of dollars a month. In some cases, where properties had been bought and financed at low rates, the insurance and taxes on a property, started to exceed the principal and interest. In other words, it cost more to hold on to and protect your home than to pay it off. Ridiculous!

The last big weather factor was the mother of all recent storms, Hurricane Katrina in late August of 2005. Katrina just about wiped New Orleans (long assumed to possibly be protected by local voodoo from Hurricanes) and the rest of the Central Gulf Coast off the map. This time, it was not just loss of property (in many cases entire municipal areas - not just a few streets), there was also massive loss of life ... over 1800 people. Literally hundreds of thousands of people were forced to relocate and a city of a million plus was reduced to a population of less than 25% of that number ... virtually overnight.

As if 2004 was not enough, now the "Run For Cover" mentality REALLY set in as the Feds checked into the game. They now had levees to rebuild and slow FEMA responses to explain. By the way, as Katrina was chewing up New Orleans, it was also almost completely destroying the new heart of legal gambling in the south - Biloxi, Mississippi. Thousands of new hotel rooms (along with jobs and regional income) were simply GONE and the main east to west interstate highway that serves the south, I-10, was now underwater and was missing bridges at several points. To put it simply, the southern gulf coast areas were now in a WORLD OF HURT.

But this saga is not just about those areas. These events were just the "tipping point". Every lender, not just the subprime group (especially those who held mortgages in the coastal areas of Mississippi and Louisiana) was not just missing some properties that had been totally destroyed, but in several thousand cases their mortgage holders were also deceased. Of course the insurance companies would pay some of it off, but these were now total losses, not just damage.

Also, remember, these were the same insurance companies that were already in rapid retreat from 2004's problems. Some smaller insurers just gave up and pulled out completely. No more would they write policies in the areas that were previously the top growth markets in the world and thus, their top markets as well.

Property taxes continued to rise - fueled by fear of another Katrina-like loss and the quagmire deepened. Now, all of a sudden, the annual (expected) double digit value increase in held property value began heading rapidly toward single digits and new buyers were faced with the fact that a large component of their monthly payment would be needed to handle taxes and insurance. Predictable, less buyers appeared and those that did appear had not received the previously expected increases in salaries and holiday bonuses as in the past. Employers were hedging their bets too and this too added more cloud cover to the storm that was beginning to drench the real estate market.

Forget new buyers ... now the first round of mortgage defaults started kicking in at unprecedented rates. Homeowners, who were barely able to afford these A.R.M. loans in the first place, could no longer afford the rapidly increasing monthly payments they now had to come up with when their taxes and insurance rates went through the roof. This began to lead to a growing panic sell off and that was the beginning of what had been unthinkable only a few months before ... property values actually started to go down.

Then, along came 2007 and the sky indeed started falling. Those same subprime lenders who were still offering those attractive A.R.M mortgages no longer had enough buyers to keep fueling their own unwise internal fiscal practices. You see, they'd been betting that they could always get new money out on the street fast enough to make up for any deficits on their books from any defaults. The massive defaults that were starting to occur clogged up their pipelines and the money flow slowd down so fast, they could not get the faucets turned back on enough to fuel the need to cycle the money. Added to this problem was the fact that the huge insurance companies (formerly a big source of funding for mortgage companies) were no longer a source of ready capital they could tap for money to put on the street since they no longer had excess capital to loan - having to keep everything they had, just to pay off on their massive claim liabilities and attempt to rebuild reserves.

One after another, the subprime lenders started throwing in the towel and going out of business. Billions of dollars in anticipated profits were obviously no longer going to happen and without profits to re-invest, they were doomed as they had nothing else to fall back on. Now, no one was writing loans on the lower 50%-75% of the possible buyers and the top 25% with great credit got really smart and became predatory bargain hunters.

Now it's 2008. Property values are still trending slightly down, but far more slowly than in 2007 and that's a key indicator of where we are heading. Also, one of the nation's largest lenders, Countrywide, was just purchased by Bank of America - a great vote for the ultimate vitality of the market. Of course, we're not looking at a crystal ball and saying "All is well and we're on our way to a rapid recovery." ... not at all. However, what we *are* saying is that everything above does not represent the FULL STORY. You could have read about all of this in the newspaper or seen it on TV, but what about the other factors that are not being discussed?

Knowing the "REST OF THE STORY" is the key to dramatic success in 2008 and this undiscussed information is what will surely fuel the recovery when it happens. So, here it is ...

Let's back up to 2004 and start gathering up a group of people to make up a huge pool of people YOU can use to build on to grow your Real Estate investment business.
So, we'll start with this group - some in great shape financially and others on the opposite side of the equation.

Then let's gather up a group of property just like we did above.
Be aware that in most cases, these houses are not trashed, located in nice desirable areas and in need to very little but a buyer or renter.

So, why is knowledge about these groups of people and properties so very important to you? Because today, unlike in previous times of great success in Real Estate investment, property values are not rising. However, what is rising daily is the size of these new target groups - PEOPLE & PROPERTIES IN TRANSITION. Think about it ... all of these people are likely to either already have or need to be moving somewhere really soon. If you are in the group that has been hurt by the problems, you are likely to be abandoning one home, but needing to find another VERY QUICKLY. If you are in the opposite group, this is a great time to move UP and you are likely to be a a bargain hunter seeking a home that is being abandoned as un-affordable or dumped by someone trying to escape with their skins.

People are always asking me how I got started in Real Estate. Here's my story in all its glory!

When I first got involved with real estate I was a dead-broke auto mechanic trying to make enough money to make ends meet. There was no such thing as disposable income around my house. It was all disposed of before I got it. I was thirty-five years old, bankrupt and didn't have a clue what I wanted to be when I grew up, but I knew it wasn't fixing cars in the hot Florida sun.

The year was 1982. I saw an ad that said something like "Come learn how to buy real estate with no money or credit and get rich by next Thursday." That appealed to me because I had no money or credit, and I kinda liked the rich idea. So, I attended the free seminar.

The instructor got us all excited about real estate and showed us how people were buying real estate with no money down. He said, "If you pay $450 and attend our two-day training this weekend, I'll show you all the secrets."

I wanted in, but I had a big problem - actually 450 of them. I didn't have the money.

But something compelled me to find a way. I borrowed money from two friends and signed up for the seminar. That decision changed my life forever, my family's life and their family's lives for generations to come, not to mention hundreds of thousands of my students and their descendants into the millions.

That split-second decision has made me millions of dollars since and has spawned countless numbers of millionaires all over North America and other countries I can't even pronounce because I made a decision to take action. In fact, most of the stuff taught in that seminar was over my head. I was clueless and could barely spell real estate. I had no one to turn to for advice.

I managed to pick out one idea I felt I could do and within three weeks I made my first $3,000 from real estate using none of my money or credit. The biggest thing that seminar did for me was to get me involved in real estate and committed to changing my financial future.

Then reality hit! I sat down one Friday evening to pay my bills and realized my outgo was bigger than my income and my upkeep was becoming my downfall. All I had accomplished was to create a big, ugly mess.

I had spent two years buying the wrong properties the wrong way in the wrong areas for the wrong reasons. I'd built my so called empire on a house of cards, not a solid foundation.

You see, I really didn't understand the real estate business. I just bought properties because I could, without money or credit. I bought all the crappy deals that the really savvy investors wouldn't touch. They had already been to the school I was about to graduate from... "The School of Hard Knocks." All my low income properties in war zone areas with brainless tenants were sucking me dry - financially and mentally. I spent the next five years selling off my junk for dimes on the dollar. It took me about seven years in the business to really understand it and get my life back.

Seven years and over 400 houses later, I started teaching others what I had learned. I built an EASY system to turn real estate into cash now, cash monthly and cash later. This system allowed anyone to make obscene amounts of money from the comfort of their own home.

Over the years I've created a mountain of home study products, written millions of words in print, shared the platform with past presidents, movie stars, actors, politicians, sports heroes, business leaders, the super wealthy from all professions and some of the best speakers in the world. Quarterly
Two-Day
FREE Summits
Four times a year, Dennis & Tim (accompanied by a substantial contingent of FFN's support, technical and administrative staff) travel to the four corners of the United States to take FFN's message of knowledge and support out to our members. This networking, training and relationship building experience could easily become more valuable to you than any other benefit. These events are ABSOLUTELY FREE and our stage at these events is a SALES FREE ZONE for the whole two days that Dennis and Tim are delivering their knowledge. What this means is that instead of being offered constant sales messages for two days, you'll be filled with information for two days. If you come to learn - you'll leave ready to earn.

Tim usually opens the summits with a complete technology update. Then Dennis takes the stage and gets started by asking the members in attendance to suggest the topics they want to have covered over the next two days. These subjects frequently encompass issues such as finding private lenders, locating buyers, seller financing, general marketing, getting deeds, land trusts, deal structuring and many, many others. After each suggestion has been heard and posted on the wall, the entire group votes for the topics that most interest them. Then a ranking of the issues is created. That ranked list is what Dennis works from for the rest of the two days, covering as many topics in-depth as possible.

This topic coverage is also mixed in with "hot seat" sessions where FFN members come to the stage and ROLE PLAY with Dennis. That's always a hit. We also make multiple LIVE CALLS TO SELLERS when members bring possible deals to the summit and Dennis and the student actually call the sellers together while the rest of the room eavesdrops on the call. Dennis has gotten more than one deal for a student from the stage using this great teaching method.

An additional feature of each summit is that during each day, all attending FFN Members have the opportunity to enjoy a ONE-ON-ONE TECH SESSION with Tim or one of his technical staffers who are there to help our members further develop their websites and web marketing programs. All in all, it's a whirlwind two day information bonanza and easily one of FFN's most popular features.

Just to add even more "sizzle" to our summits, we've also recently added two optional sessions surrounding each one. The first is our Players Dinner. Every Tuesday at NOON (EST) it's Open Line Tuesday at FFN (unless Christmas or New Year's Day is on a Tuesday). That means that one of FFN's most highly acclaimed membership benefits is once again "On The Air". These ninety minute calls are moderated on all but the last Tuesday of each month (that's Technology Tuesday - see below) by FFN's President and one of FFN's three Founding Partners, Dennis Quattlebaum.

Once each month, FFN gives our members the opportunity to participate in what is truly a once in a lifetime experience. These events are usually talked about for a long time - or at least until the next month's Hot Seat call. Here's what happens. Our staff spends many hours each month contacting some of the most interesting people inside (and sometimes outside) our industry as possible Hot Seat participants. Then, Ron, Dennis & Tim (or some combination of that team) get on a conference call with them for what is always a lively 90 minutes.

These exciting interviews are only with the best of the best, the most famous, the richest and the biggest players in the world. FFN's Annual
Member's Only
Cruise
Our members like to refer to these cruises as "laid back learning". This is where our members and our staff board a cruise ship and set sail for a week of learning, fun and unforgettable experiences. Together we are building a worldwide family of achievers.

While the actual cost of the cruise itself (the charge from the cruise line) is not covered by your membership, all of the training and networking events on this 7 day cruise are ABSOLUTELY FREE. This event is the highlight of their year for many of our members and we always call it the trip of a lifetime.

In addition to numerous intimate, small group training sessions with Ron, Dennis & Tim as well as a great team of guest experts, we also provide member's only shore excursions in each port of call and events on the ship for members only as well. In the past, our folks have been zip-lining 300 feet in the air over the jungle; whale watching in the Pacific; exploring thousands of years old Mayan temples; watching furniture made by hand by expert craftsman, visiting tequila factories (and sampling their wares); gone four wheeling in the outback; sampled 20+ different very fine wines brought onboard the ship by our own resident sommelier; tried a fine cigar from a small island south of Miami; and about 50 other members only sessions. The networking and fun with peers is probably the best part of the trip.

So far, we've been to the Caribbean three times (Eastern, Western and Central), The Baja Peninsula / Mexican Riviera once and this coming year we're heading to Alaska. There we will see the rapidly diminishing glaciers, go dog-sledding and fishing and see native Alaskan crafts being made. This year, we're even going to take a side trip to Ron LeGrand's Salmon Falls Resort. This beautiful place is where Ron, Dennis, Tim and thousands of others go each year in search of the world's best halibut and salmon fishing. We sure hope you'll be able join us on this epic journey.
